Dale Hopkins, Account Manager shares insights on preparing a world-class event venue.

The Nyaal Banyul Geelong Convention and Event Centre is one of the biggest developments in regional Victoria. Nyaal Banyul is funded by the Australian and Victorian Governments and the City of Greater Geelong through the Geelong City Deal. It is being delivered by Development Victoria with the Plenary Conventions consortium comprising Plenary Group as sponsor and investor as well as hotel and commercial office developer, Built as builder, Woods Bagot as architect and BGIS as facilities management services contractor. The venue will be operated by the Victorian Convention and Event Trust.

BGIS is responsible for ensuring that this iconic building is not only fit for purpose but future-proofed with cutting-edge technologies and assets. Our team has collaborated closely with clients throughout the design and construction stages, making certain every aspect of the building meets the highest standards.

Before the venue opened for events, the centre underwent a critical mobilisation phase. This period is dedicated to rigorous testing of all building systems, ensuring optimal performance and safety from day one. It provides a valuable opportunity for our team to work together with the new assets and demonstrate our combined expertise.

BGIS is conducting simulated activities to demonstrate and ensure the policy and procedure manual supports compliance with contractual obligations and enables the venue operator to effectively fulfil the business requirements.

During mobilisation, we test life safety systems, including fire detection, alarms, smoke control, sprinklers, and emergency lighting, all needing certification and readiness. Ensuring comfort for patrons, the air conditioning, ventilation, and pressurisation systems are balanced throughout the building. Electrical infrastructure, from power distribution and lighting to emergency power and protection systems, is assessed for reliability and load performance.

Water systems including supply, hot water, sewer, drainage, and pumping are validated for continuity and compliance. Lifts and escalators are tested for safe operation and emergency interfacing with fire systems. Security, ICT, and communications systems are proofed for interconnectivity, safeguarding people and assets around the clock.

The auditoriums feature moveable seating with mechanical movement, and these are checked for ease of use with a four-hour change period. Our entire team, including facilities managers, tradespersons, and help desk operators, come together for thorough training and hands-on experience with the building’s operations ahead of the go-live date.

From day one, we ensure robust 24/7 response processes are in place, ready to support the venue and its users. The mobilisation phase is not just about systems and protocols, it is about preparing a space where events will run smoothly, and guests will feel welcome and safe. We are proud to be part of this journey, and our team is honoured to manage the state-of-the-art venue.

Our aim is to have a fully compliant, safe, and operational building that is ready to host the visitors and events from the commencement date.

BGIS President and Managing Director, Asia Pacific Dana Nelson and Victorian State Director Craig Humphries, attended the ceremonial opening of the Nyaal Banyul Geelong Convention and Event Centre ahead of its first event in July. The event was attended by Deputy Prime Minister Richard Marles, Victorian Premier Jacinta Allan, Plenary CEO Paul Crowe, along with project partners.

The $449 million public-private partnership project has turned Geelong into a world-class destination for global events and conferences that will attract more visitors, create jobs and generate millions in economic benefit for the region. The venue features a 1,000-seat theatre, large exhibition spaces, conference facilities, flexible event spaces and meeting rooms, food and beverage offerings and the Gheringhap Plaza public space. The centre will start hosting events from next month with more than 80 conferences and events already booked in. Nyaal Banyul will employ more than 240 people in Geelong. More than 50 local businesses are engaged in delivering events, supplying local food, wine and equipment. Construction created 1,400 jobs, with 250 apprentices completing more than 150,000 hours of hands-on training.

The public-private partnership was delivered and is now managed by the Plenary Conventions consortium – with Plenary Group as sponsor and investor, and hotel and commercial building developer, Built as builder, Woods Bagot as architect and BGIS as facilities manager – in partnership with the Victorian Government. The building was co-designed in collaboration with Wadawurrung Traditional Owners Aboriginal Corporation.

We are celebrating our first building in Australia to be formally recognised under our global BGIS Blue Zone Buildings™ program. The Caroline Chisholm Centre is an A-grade, 5.5-star energy rated office building located in Canberra, owned by the Frasers Logistics & Commercial Trust and managed by Frasers Property Australia. Since 2007 BGIS has provided integrated facilities management services through a contract led by Brian Saltmarsh, Account Manager, as well as energy and project advisory services.

“Attaining this recognition is a commendable achievement for Brian and his team. They worked diligently to introduce all the initiatives over the past year,” said Michelle Dixon, Managing Director, Client Services. “We were also very fortunate to have the full support of our clients throughout the process.”

Representatives from Frasers Property Australia, the Tenant organisation and BGIS met to recognise the achievement, as well as install a plaque in the building foyer.

To qualify for recognition the building met seven core elements of the program, by achieving regular HVAC maintenance routines, C-Polar, indoor air quality, leak detection monitoring, annual drinking water testing, legionella condition assessment and no VOC cleaning products.

The BGIS Blue Zone Buildings™ program helps our clients evaluate their portfolios and operationalise healthy and sustainable building solutions. The program looks at areas such as indoor air quality, water, sustainable environmental practices, and employee well-being and engagement. We spend 90% of our time indoors, a third of this time is at work. We are spending more time indoors than ever before. The quality of the workplace experience may contribute to the health and wellbeing of the workers. Factors such as indoor air quality, exposure to chemicals in cleaning products, temperature levels, lighting levels and noise levels may influence physical and mental wellbeing.

For further information about our BGIS Blue Zone buildings™ program in Australia visit BGIS Blue Zone Buildings™ or contact Bruce Henderson, Account Director and General Manager Contracts WA bruce.henderson@apac.bgis.com
